Planning a Permanent Move
to Florida?
A proposed amendment on the November 2026 ballot could significantly increase the homestead exemption for qualifying Florida residential homeowners — and the deadline to qualify is December 31, 2026.
Qualification
Deadline
Own and occupy your home as your primary residence by December 31, 2026 to qualify for the expanded homestead exemption if approved by voters.
What Could Change?
If the amendment is approved by Florida voters in November 2026, here's what qualifying homeowners could see:
2027
First year if approved
$150K
Additional homestead exemption
(non-school taxes)
2028 & Later
Full exemption phase-in
$250K
Additional homestead exemption
(non-school taxes)
Important: This is not an annual phase-in. It is generally four years at the smaller exemption ($150K), followed by eligibility for the full amount ($250K) in year five.
Why Timing Matters
Establish Residency by Dec 31, 2026
You must own and occupy the home as your primary residence before the deadline to potentially qualify.
Voters Decide in November 2026
The amendment must pass in the November 2026 election. If approved, qualifying homeowners benefit starting in 2027.
